Since 1978, neighbors first.

From seven families at a kitchen-table meeting to a waterfront community with its own clubhouse, parks, and a volunteer association that never stopped showing up.

Our history

The evolution of the SGC HOA.

1978

The first meeting of the South Gulf Cove Homeowners' Association — seven of the eight families in South Gulf Cove attend. Burham "Bud" Cowdery is selected President.

1982

Articles of Incorporation approved by the State of Florida. By 1986, there are 80 homes built within South Gulf Cove.

1989

The social side blossoms — monthly meetings, a card club, boat club, craft club, and the association's first yard sale.

1994

Atlantic Gulf Communities assigns the association the right to enforce our deed restrictions. Associate membership opens to all property owners.

1999

The association purchases a 14-acre parcel on Ingraham Boulevard for community use — the future home of our facilities.

2001

Amended deed restrictions — approved by a majority of all property owners — are filed with Charlotte County.

2003

Ribbon cutting at the newly completed Homeowners' Pavilion, with plans already underway for the next phase.

2004

Hurricane Charley tests the community — neighbors help neighbors cope and recover. The ARC stands firm on deed restriction enforcement.

2005

Voting rights open to all property owners within South Gulf Cove, significantly growing the membership.

Today

A thriving volunteer-run association — proud of how far we've come since that first meeting, and thankful for every volunteer who makes South Gulf Cove the paradise we envisioned.

Frequently asked questions.

How can I determine if a property is in the SGC HOA area?

Use the Charlotte County website ccappraiser.com to lookup your property to get the section. On the blue ribbon near the top left, click Record Search, click Real Property. You can search by address or owner name. After you select the record for your property, section is the first 7 characters of the 'Short Legal Description' (PCH xxx) If your property is in Charlotte County section PCH 058, 071, 078, 081, 082, 085, 087, 093 then it is in the South Gulf Cove HOA area and subject to our deed restrictions. Our HOA is voluntary, meaning you may join if you wish, or you may not. It's not your typical HOA with nitpicking rules and fines. Our main goals are to build a friendly community everyone can enjoy, lobby the county for improvements, and maintain your property value through very basic deed restrictions. Even if you don't join, you must comply with the community deed restrictions. New homes, garages, improvements, fences, paint, must be preapproved by the Architectural Review Committee. If your property is in section 094 then it is in the Waterview Property Owners Association. This is a mandatory HOA, all property owners in that section must join. Is the SGC HOA voluntary?

Yes, the SGC HOA is voluntary. Even if the previous owner was a member, the new owner has no obligation to join. Be aware, however, that everyone must comply with the community deed restrictions , even non-members. Section 94 has their own mandatory HOA called the Waterview Property Owners Association. How much is HOA membership?

HOA membership is only $120 per year, billed in January of each year. If you join later in the year, the first year amount is prorated at $10 per month. It's such a little amount to pay to keep up the deed restrictions, maintain your property value, and enhance the community. We also have a clubhouse you can rent inexpensively, a monthly newsletter, and many nice social events throughout the year. Please consider joining and supporting the community.

Do I need an estoppel letter?

The best answer is MAYBE (it's not up to us!). Our HOA is voluntary so you might think an estoppel letter is not needed. But it's really up to the attorney doing the closing/title search. Many require the estoppel letter just to ensure nothing is owed. We process a lot of estoppel letter requests.

How can I get an estoppel letter?

How can I get a copy of the HOA Master Insurance Policy?

The SGC HOA does not carry a Master Insurance Policy . It is unnecessary per Florida statutes. The SGC HOA is voluntary HOA and is not a Planned Unit Development (PUD). Many mandatory HOAs are considered PUDs and under HUD, Fannie Mae and Freddie Mac guidelines, the title companies or mortgagor must obtain a Master Insurance Policy. What are the restrictions on building a home, adding a shed or fence?

The deed restrictions apply to every property in the community, whether you are a member or not. You can find the deed restrictions on our website homepage under General Info, Architectural Review . ARC is the Architectural Review Committee. They must review and approve your plan before you start. Please review the restrictions and forms on the website. Does the HOA have any restrictions on home rental leases, agreements, contracts?

No. There are no rental restrictions, but the property must not become a nuisance, and the tenants must comply with noise, parking and all other local ordinances.

How can I dispose Household Hazardous Waste and Electronics?

Household Hazardous Waste Motor oil/filters and non-leaking lead-acid battery collection is available on your scheduled service day. Place items 5 feet away from your garbage cart. Oil in a transparent gallon container (milk jug type) with a screw-type lid Filters in a clear plastic bag Non-leaking vehicle lead-acid battery It is illegal to dump any household hazardous waste into sewers, storm drains or anybody of water.​​ See more about illegal dumping and illicit discharges. Electronics (E-Waste) Unwanted electronics, e-waste, can be picked up on your regularly scheduled service day by request only. My mini-sewer box is beeping and flashing. What should I do?

Press the button on the underside of the box to silence the beeping. (The red light will continue flashing). Call 941-764-4300, follow the prompts for emergency service. The county will send someone to evaluate/fix it within a day or two. In the meantime, minimize your sewer usage (no dishwasher/laundry loads).

The mosquitos are attacking. How can I get them sprayed?

Call the county Mosquito Control number 941-764-4370. Press 1 for Mosquito control, then leave your name and address on the recorder. They will spray the areas with the most complaints.

Someone dumped trash, how can I get it cleaned up?

Call the CCSO Illegal Dumping number 866-938-6722 to report it. They will send someone to clean it up.

How can I report a complaint/concern about something in SGC?

Most of the issues people complain about are Charlotte County code violations. Use the online Citizen Access Portal and follow the Instructions How to Report or Track a Code Violation Online . To report other suspicious or illegal activity, call the Charlotte County non-emergency number 941-474-3233 For all other complaints/concerns, please click here to email our HOA President. Who are the internet service providers?

Many communities in our area have limited access to a true high speed internet service provider. Several years ago, our HOA researched vendors and secured a deal with Blue Stream to provide fiber optic service to every property in SGC. Speeds from 100MB up to 1GB are available. Click here for more information. In 2025, Xfinity joined the neighborhood with internet services 100mbsp to 2GB at competitive pricing. Added to that are mobile and tv packages and bundles. Click here for more information. Another option is Century Link which uses old DSL technology over telephone lines. Speeds up to 50MB are available in some neighborhoods, depending on the distance between your home and their nearest equipment box. Most users get less than 25MB. Click here for more information. The only other options are cellular and satellite service providers. Cellular is hampered by the marginal signal strength in our area. Both cellular and satellite providers tend to be more expensive.

Is cable television available?

Most people stream television channels and movies over high speed internet. In 2025 Xfinity installed the infrastructure that brings all their services to our area. Not only do they bring cable tv, but also internet and mobile! Click here for more information. You can also use a roof top (or attic) antenna to receive broadcast television from Fort Myers. What utilities are available?

Every property has city water, sewer, electricity, phone, and fiber optic internet available.

What is the boat clearance under the bridges in SGC?

How does the Lock work?

The lock is owned and maintained by Charlotte County. You do not have to be an HOA member to use the lock, it is free for everyone. The county provides an operator during daytime hours, so approach cautiously until the operator sees you and opens the gate on your side (green traffic light). Do not block the flow of traffic, there may be boats trying to exit the lock. The operator will manage the flow of boats in/out of the lock often in groups up to 5 boats.
